Habitability problems and noncompliance of many tenant rights Habitability issues: 1. Mold in 2 units I've rented 2. Sloping floor, in bathroom, causing me to trip 3. Loud neighbor, smokes pot indoors and displays raunchy material on his front door with approval by the Regional Director of Operations (direct supervisor to landlord) 4. Cockroach infestation for 3 months due to no pest control vendor. 5. No deadbolt on the front door. 6. Ongoing renovation sometimes until 2 am with no warning Discrimination based on disability: 1. Reasonable accommodations and modifications denied by upper management (landlord, his supervisor and the President of Provincial) 2. Onsite manager aka Executive Director displays turpid character. He enjoys harassing employees and residents. Upper management allows it. 3. This is NOT a homey environment. Other: 1. Light housekeeping, not housekeeping 2. Not innovative 3. Noncompliant with many Fair Housing Laws, although, an Equal Housing Opportunity logo is displayed on the main doors. There is also a framed EHO sign displayed behind the front desk. 4. No 30 day notification, of an increase in rates, a California consumer protection law. 5. No return of security deposit, noncompliant of the law. 6. No valid, reasonable notification for maintenance in individual apartments. 7. Ongoing Renovation and construction projects since March of 2024, breach of Quiet Enjoyment with no compensation. 8. Mold is painted over or covered with baseboards rather than removing the active mold growth by removing the contaminated material. 9. There is not always a manager or employee on-site. Those, with dementia, have wandered the halls, knocking on my apartment, front door. Property manager does not respond to emails making him aware of the safety problem. 10. Binder, in the lobby, for residents, to write maintenance requests. 11. Lots of inefficiencies under Provincial 12. Staff is spread thin. Although, most employees are caring, the onsite manager’s and upper management’s priority is profit over compliance with the law. Upper management can harass and retaliate.

I cannot say enough good things about Columbus Estates, especially since the remodel has been completed. The staff works incredibly hard to look after the residents and ensure they are safe and happy. No place is perfect, but I know that a Provincial Senior community continues to strive for greatness in everything they do.

There’s a strong emphasis on encouraging personal autonomy, while still providing the support and resources needed for those who require assistance. The community itself is beautifully maintained, with landscaped gardens and cozy common areas where people can relax, chat, or enjoy a good book. The apartments are spacious, well-appointed, and equipped with everything a resident might need to feel at home. Overall, Columbus estates offers everything you could want in a senior living community: comfort, care, and community. It's the perfect place for seniors who are looking to enjoy their golden years while remaining as independent as possible. I highly recommend it!

This community is very hospitable. The executive director and staff are amazing. Such a great place.
